Escrow Inspections and Appraisals

Once your property is under contract, it’s time for the buyer to do their due diligence. TAG will guide you through every step so you feel confident and informed.

Inspections & Appraisals

Most buyers will have the property inspected by a licensed inspector within the agreed timeframe. Sometimes multiple specialists, such as roofing, HVAC, structure, or other areas, will provide additional opinions.

If the purchase depends on financing, a licensed appraiser will confirm the property’s value for the lender. For commercial properties, buyers may also order environmental audits or soil tests if required.

The Closing Agent

A title company or attorney acts as the closing agent, verifying that your property’s title is clear. They research the complete history of the property to confirm:

  1. Your title is free of encumbrances (mortgages, liens, leases, or restrictions) by closing.

  2. Any new encumbrances are properly recorded.

Contingencies

Contingencies are conditions that must be met before the contract becomes legally binding. Common examples include:

  • Satisfactory home inspections

  • Financing and insurance approval

  • Review of disclosure documents and preliminary title reports

Buyers may inspect the property in detail. Roof, termite/pest, chimney, pool, well, septic, HVAC, mold, lead-based paint, arborist reports, and more.

Depending on the results:

  1. Contingencies are satisfied, moving you closer to closing, or

  2. The buyer requests renegotiation (often related to price or repairs).

Loan Approval & Appraisal

We recommend working with buyers who have lender pre-approval, an approval letter, or a written loan commitment. These provide a stronger guarantee than pre-qualification alone. The lender’s appraiser will review your property to confirm that the agreed-upon price reflects its true market value.
